Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Postcode 2216 covers Banksia and the streets immediately around it. At about 10.4 km south-west of the CBD it falls in the St George & Bayside, where we have vans out daily. We run Banksia on a regular route, and same-day attendance is usually available.
Our Banksia work takes in the streets by Rockdale Plaza and Bardwell Valley Golf Course, through to Banksia station at the other end.
Banksia is in the Georges River and Bayside area, and we cover Kyeemagh, Arncliffe and Rockdale on the same runs - handy if you own more than one property or your termite problem has come from next door. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
What we see in Banksia is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
Beehag Reserve and Wolli Creek Regional Park are on the same round, which means every part of 2216 is within our area.
When you book, we confirm the 2216 run the day before and give you an arrival time rather than a window. If we are already out at Kyeemagh or Arncliffe that morning, we will usually offer you the earlier slot.
Blistered or rippled paint over a flat surface is worth a second look. In Banksia homes that is frequently workings pushing the paint film up from behind.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Banksia house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2216, or over toward Kyeemagh, you are inside the area we cover for inspections and treatment.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Banksia house changes the price or the decision - but only if you have it before you sign.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Banksia treatment.

Source first, method second. Spraying the termites in front of you leaves the colony untouched.

Return visits are included rather than optional, which is why our baiting programs actually finish.

The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep termites going.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
We do. A lot of our Banksia work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
