Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Kyeemagh sits about 10.1 km south-west of the CBD in the St George & Bayside, and postcode 2216 is one we are in most weeks. We run Kyeemagh on a regular route, and same-day attendance is usually available.
A lot of our Kyeemagh jobs are in the streets around Rockdale Plaza and Banksia station, and we are out near Lance Studdert Reserve regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Georges River and Bayside area. Banksia, Brighton-Le-Sands and Arncliffe are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Kyeemagh jobs tend to be unit blocks a street or two back from the water, plus the odd beachfront cafe. Let us know which when you ring and we will plan the visit around it.
Every part of 2216 is covered as standard.
You get a confirmed time, not a window. We plan the 2216 run the day before, and if Banksia or Brighton-Le-Sands is on the same round there is often an earlier slot going.
Nasutitermes is common in gardens around Kyeemagh and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Kyeemagh sub-floor.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Kyeemagh owner can do.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The St George & Bayside has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
If you are anywhere in 2216, or over toward Banksia, you are inside the area we cover for inspections and treatment.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Kyeemagh house changes the price or the decision - but only if you have it before you sign.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Kyeemagh and a large house are priced differently. The figure is fixed before any work starts. At roughly 10.1 km south-west of the city, Kyeemagh is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
We do all of those. A good share of the Kyeemagh jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
Yes - we work right across the Georges River and Bayside area, which takes in Kyeemagh and the suburbs around it.
