Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Bayview sits about 24.2 km north of the CBD in the Northern Beaches, and postcode 2104 is one we are in most weeks. We run Bayview on a regular route, and same-day attendance is usually available.
Katandra Bushland Sanctuary and Pamela Crescent Reserve are the parts of Bayview we are called to most.
Bayview is in the Northern Beaches area, and we cover Church Point, Newport and Mona Vale on the same runs - handy if you own more than one property or your termite problem has come from next door. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Bayview jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
Wherever you are in 2104, you are inside the area our technicians cover.
When you book, we confirm the 2104 run the day before and give you an arrival time rather than a window. If we are already out at Church Point or Newport that morning, we will usually offer you the earlier slot.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Bayview sub-floor.
Nasutitermes is common in gardens around Bayview and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Bayview backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Around Bayview the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Bayview house changes the price or the decision - but only if you have it before you sign.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are built into the program so baiting is never left half-finished.

Same-day attendance is usually available. Bayview sits roughly 24.2 km north of the CBD, inside our Northern Beaches run, so we book a time and keep to it.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep termites going.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Bayview 2104 are all part of what we do, and the paperwork is the kind agents accept.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
We cover the whole of Bayview, from the streets around Katandra Bushland Sanctuary out to the suburb boundary and on into Church Point.
