Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Our Northern Beaches technicians cover Mona Vale and the rest of 2103 as a matter of course - it is only about 23.3 km north-east of the city. We run Mona Vale on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Village Park and Turimetta Headland Reserve in Mona Vale, and Basin Beach is close enough to be on the same run.
Under Northern Beaches, we cover Mona Vale and Warriewood, Newport and Bayview alike. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The bulk of our Mona Vale work is unit blocks a street or two back from the water, plus the odd beachfront cafe. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We also work the area near Mona Vale Golf Course, and the rest of 2103 with it.
Your appointment is confirmed the day before with a real arrival time. Because Warriewood and Newport are covered on the same round, 2103 often has an earlier slot available.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Mona Vale treatment.
If you find a mud tube on a Mona Vale foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Mona Vale garage are fair game too.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Mona Vale house changes the price or the decision - but only if you have it before you sign.
Termites will nest inside a living tree. If there is a mature gum close to a Mona Vale house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termite pressure is not even across Sydney and it is not even across Mona Vale either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
The method is chosen after we know where the colony is - not by spraying whatever is in sight.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.
