Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

What we cover in Beverly Hills, and how quickly we can get there.
Postcode 2209 covers Beverly Hills and the streets immediately around it. At about 14.9 km south-west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run Beverly Hills on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Rainbow Lorikeet Reserve and Canterbury Public Golf Course in Beverly Hills, and Beverly Hills station is close enough to be on the same run.
Under Canterbury-Bankstown, we cover Beverly Hills and Narwee, Penshurst and Kingsgrove alike. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The bulk of our Beverly Hills work is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We also work the area near Merv Lynch Reserve, and the rest of 2209 with it.
When you book, we confirm the 2209 run the day before and give you an arrival time rather than a window. If we are already out at Narwee or Penshurst that morning, we will usually offer you the earlier slot.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Beverly Hills houses. Structural timber is the worst outcome, not the only target.
They eat from the inside out and leave the paint film intact, so a Beverly Hills skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
The slab edge is meant to be visible so workings show. In a lot of Beverly Hills properties landscaping has buried it, which hands termites an invisible route in.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Beverly Hills house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Beverly Hills home for the wrong one wastes the visit.
We are around Rainbow Lorikeet Reserve and the surrounding streets regularly, and we inspect every address in 2209 - including the ones the big franchises will not travel to.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The program includes its own follow-ups, so baiting is never left part-done.

These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.

Yes. We work in houses, units, strata blocks, rentals and commercial premises across Beverly Hills 2209, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
All of them. Beverly Hills sits alongside Narwee, Penshurst, Kingsgrove and Mortdale in our coverage, and they are serviced on the same schedule.
