Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Mortdale sits about 17.1 km south-west of the CBD in the St George & Bayside, and postcode 2223 is one we are in most weeks. We run Mortdale on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Hurstville Golf Course and Mortdale station in Mortdale, and Beatty Reserve is close enough to be on the same run.
The suburb sits in the Georges River and Bayside area. Oatley, Penshurst and Peakhurst are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The bulk of our Mortdale work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2223 is covered too, including the pockets around Myles Dunphy Bushland Reserve and Mortdale Plaza.
Your appointment is confirmed the day before with a real arrival time. Because Oatley and Penshurst are covered on the same round, 2223 often has an earlier slot available.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Mortdale house for years before anything shows on the surface.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Mortdale repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
If you find a mud tube on a Mortdale foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Mortdale work runs from Myles Dunphy Bushland Reserve out through the back streets and across to the Oatley boundary. Same price, same technicians.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Mortdale home.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Mortdale treatment.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are built into the program so baiting is never left half-finished.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Mortdale and a large house are priced differently. The figure is fixed before any work starts. Same-day attendance is usually available. Our St George & Bayside technicians cover Mortdale daily, and you get a confirmed arrival time when you book.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Apartments near the beach and houses behind them. Either way the sub-floor and the lower level are the parts that matter.
We do all of those. A good share of the Mortdale jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
We cover the whole of Mortdale, from the streets around Myles Dunphy Bushland Reserve out to the suburb boundary and on into Oatley.
