Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in Brooklyn, and how quickly we can get there.
If you are in Brooklyn or anywhere else in 2083, you are in our Upper North Shore patch, 35.6 km north of the CBD. We cover Brooklyn on scheduled runs through the Upper North Shore, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Brooklyn Park Conservation Reserve and Hawkesbury River station in Brooklyn, and Long Island Nature Reserve is close enough to be on the same run.
Under Ku-ring-gai and Hornsby, we cover Brooklyn and Dangar Island, Cowan and Berowra Creek alike. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
What we see in Brooklyn is properties where the fence line matters as much as the kitchen. Describing it accurately when you book saves a second visit.
All of 2083 falls inside the area we service.
The 2083 run is set the day before and you are given an arrival time. Where Dangar Island and Cowan fall on the same round, we can usually bring the visit forward.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Brooklyn homes accumulated over years in a wall nobody opened.
Swarming season around Brooklyn runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
They eat from the inside out and leave the paint film intact, so a Brooklyn skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |
Want more detail? Our guide to chemical, physical and baiting systems compares them side by side.
Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Upper North Shore has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Brooklyn home.
An old stump left in a Brooklyn backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
NSW licence 5122967, with termite work planned around AS 3660.2 for existing buildings.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Brooklyn and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. We are about 35.6 km north of the city here, and Brooklyn is covered by the Upper North Shore team.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily termites cross from it into the building, which is a perimeter problem.
Homes with sub-floors and roof voids backing onto reserve - we inspect all three plus the boundary.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Brooklyn 2083 are all part of what we do, and the paperwork is the kind agents accept.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
All of them. Brooklyn sits alongside Dangar Island, Cowan, Berowra Creek and Cottage Point in our coverage, and they are serviced on the same schedule.
