Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Cowan sits, who covers it and what it costs.
If you are in Cowan or anywhere else in 2081, you are in our Upper North Shore patch, 31.5 km north of the CBD. We cover Cowan on scheduled runs through the Upper North Shore, and we will give you a firm time rather than a window.
Around Cowan we are most often near Cowan station and Vize Reserve.
We work under the Ku-ring-gai and Hornsby area here, and Berowra Heights, Berowra Waters and Cottage Point are all on the same route, which matters when termite problems are moving between adjoining properties. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
The bulk of our Cowan work is homes on sloping blocks with a sub-floor and bush on the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2081 falls inside the area we service.
The 2081 run is set the day before and you are given an arrival time. Where Berowra Heights and Berowra Waters fall on the same round, we can usually bring the visit forward.
They eat from the inside out and leave the paint film intact, so a Cowan skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Cowan houses. Structural timber is the worst outcome, not the only target.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Cowan house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Timber retaining walls, sleepers and old fence posts around Cowan properties are all food. They also hide workings, which is why we look at them specifically.
We are around Cowan station and the surrounding streets regularly, and we inspect every address in 2081 - including the ones the big franchises will not travel to.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Cowan purchase.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Backing onto bush means constant pressure from outside. termites are already established in the reserve, and the house is simply the next thing they reach.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
