Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
Termite Control in Carlingford 2118 — local technicians, fixed prices and a written report. Termite treatment starts from $179 and a full timber pest inspection from $159.
Real, verified feedback from people we've helped — straight from Google.
Local technicians, fixed prices and a written report for every job in Carlingford.
We treat termites right across 2118. Carlingford is roughly 18.4 km north-west of the city, which puts it well inside the Ryde & the Northern District run our technicians work. We run Carlingford on a regular route, and same-day attendance is usually available.
A lot of our Carlingford jobs are in the streets around North Rocks Shopping Centre and Carlingford station, and we are out near Telopea station regularly enough that the technician usually knows the access before they arrive.
Our runs through Carlingford also take in Kingsdene, Telopea and North Rocks. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Most Carlingford bookings come in as older semis with a paved rear courtyard and a sub-floor that no longer dries out. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2118 is covered too, including the pockets around Kingsdene Oval and North Rocks Park.
When you book, we confirm the 2118 run the day before and give you an arrival time rather than a window. If we are already out at Kingsdene or Telopea that morning, we will usually offer you the earlier slot.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Carlingford house means a mature colony nearby.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Carlingford.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Carlingford owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Carlingford home for the wrong one wastes the visit.
Termites will nest inside a living tree. If there is a mature gum close to a Carlingford house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Around Carlingford the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

We quote on the property rather than the postcode, so a unit in Carlingford and a large house are priced differently. The figure is fixed before any work starts. Same-day attendance is usually available. We are about 18.4 km north-west of the city here, and Carlingford is covered by the Ryde & the Northern District team.
Older inner suburbs combine shared structure with ageing drainage, and termites exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Carlingford 2118, and we provide the written report agents and strata managers ask for.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Carlingford and Kingsdene, Telopea, North Rocks and Dundas Valley are all on the same route, which helps if you own more than one property in the area.
