Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Telopea sits, who covers it and what it costs.
Telopea is part of the Greater Parramatta & Cumberland, 17.9 km or so north-west of the GPO, and 2117 is a postcode we know well. We run Telopea on a regular route, and same-day attendance is usually available.
A lot of our Telopea jobs are in the streets around Carlingford Village and North Rocks Shopping Centre, and we are out near Telopea station regularly enough that the technician usually knows the access before they arrive.
Telopea is in the City of Parramatta and Cumberland area, and we cover Oatlands, Dundas and Kingsdene on the same runs - handy if you own more than one property or your termite problem has come from next door. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Around Telopea the pattern is fairly consistent: apartments and converted blocks where the kitchen backs onto a service riser. Tell us which it is on the phone and we will come prepared for it.
Dundas station and Walter Brown Park are on the same round, which means every part of 2117 is within our area.
When you book, we confirm the 2117 run the day before and give you an arrival time rather than a window. If we are already out at Oatlands or Dundas that morning, we will usually offer you the earlier slot.
Nasutitermes is common in gardens around Telopea and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Telopea windowsill or in a web, a flight has happened close by - often on your own block.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Telopea home the only protection that exists is finding them early.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
We are around Carlingford Village and the surrounding streets regularly, and we inspect every address in 2117 - including the ones the big franchises will not travel to.
If you are buying in Telopea, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
The Greater Parramatta & Cumberland has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.

Return visits are included rather than optional, which is why our baiting programs actually finish.
