Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Oatlands, and how quickly we can get there.
Oatlands sits about 18.7 km north-west of the CBD in the Greater Parramatta & Cumberland, and postcode 2117 is one we are in most weeks. We run Oatlands on a regular route, and same-day attendance is usually available.
The Oatlands addresses we attend cluster around Stewart Street Reserve and Dundas station. Telopea station is another part of the suburb we are called to often.
We work under the City of Parramatta and Cumberland area here, and Telopea, Dundas and Kingsdene are all on the same route, which matters when termite problems are moving between adjoining properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
The termite calls we take from Oatlands are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Beyond that we are regularly around Walter Brown Park, and out as far as Collett Park. If you are anywhere in 2117, you are inside the area we run.
Your appointment is confirmed the day before with a real arrival time. Because Telopea and Dundas are covered on the same round, 2117 often has an earlier slot available.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Oatlands house means a mature colony nearby.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Oatlands homes accumulated over years in a wall nobody opened.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Oatlands pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Oatlands work runs from Dundas station out through the back streets and across to the Telopea boundary. Same price, same technicians.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Oatlands home.
The Greater Parramatta & Cumberland has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Same-day attendance is usually available. Our Greater Parramatta & Cumberland technicians cover Oatlands daily, and you get a confirmed arrival time when you book.
Terraces and semis share walls, roof voids and sub-floors, so termites move between houses without ever going outside. That is the single biggest factor here.
Older joined housing. The treatment takes account of shared walls, continuous sub-floors and roof voids that run between properties.
We do all of those. A good share of the Oatlands jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
Yes - we work right across the City of Parramatta and Cumberland area, which takes in Oatlands and the suburbs around it.
