Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in North Parramatta, and how quickly we can get there.
Our Greater Parramatta & Cumberland technicians cover North Parramatta and the rest of 2151 as a matter of course - it is only about 20.4 km west of the city. We run North Parramatta on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Oatlands Golf Course and Benaud Oval station in North Parramatta, and Maria Lock Park is close enough to be on the same run.
This is the City of Parramatta and Cumberland area, and our runs here also take in Parramatta, Northmead and Westmead. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The termite calls we take from North Parramatta are mostly older semis with a paved rear courtyard and a sub-floor that no longer dries out. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Stewart Street Reserve and across toward Mayfair Plaza - the whole of 2151 is covered.
Bookings for 2151 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Parramatta and Northmead often share the same run, which is how earlier slots come up.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a North Parramatta home than most products.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A North Parramatta repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |
Want more detail? Our guide to chemical, physical and baiting systems compares them side by side.
Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around North Parramatta the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a North Parramatta purchase.
An old stump left in a North Parramatta backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are built into the program so baiting is never left half-finished.

At roughly 20.4 km west of the city, North Parramatta is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across North Parramatta 2151, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical North Parramatta property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of North Parramatta, from the streets around Stewart Street Reserve out to the suburb boundary and on into Parramatta.
