Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Parramatta sits, who covers it and what it costs.
We treat termites right across 2150. Parramatta is roughly 20 km west of the city, which puts it well inside the Greater Parramatta & Cumberland run our technicians work. We run Parramatta on a regular route, and same-day attendance is usually available.
The Parramatta addresses we attend cluster around CommBank Stadium and Stewart Street Reserve. Mayfair Plaza is another part of the suburb we are called to often.
City of Parramatta and Cumberland is the council area for Parramatta, and we treat North Parramatta, Westmead and Northmead on the same schedule. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
The termite calls we take from Parramatta are mostly apartments and converted blocks where the kitchen backs onto a service riser. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Church Street station and David Frater Reserve are on the same round, which means every part of 2150 is within our area.
The 2150 run is set the day before and you are given an arrival time. Where North Parramatta and Westmead fall on the same round, we can usually bring the visit forward.
They eat from the inside out and leave the paint film intact, so a Parramatta skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Parramatta houses. Structural timber is the worst outcome, not the only target.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Parramatta pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Nasutitermes is common in gardens around Parramatta and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Our Parramatta work runs from Stewart Street Reserve out through the back streets and across to the North Parramatta boundary. Same price, same technicians.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Parramatta house.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

At roughly 20 km west of the city, Parramatta is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, termites are a street-level problem rather than a house-level one.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Parramatta 2150, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We cover the whole of Parramatta, from the streets around Stewart Street Reserve out to the suburb boundary and on into North Parramatta.
