Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Merrylands, and how quickly we can get there.
Merrylands sits about 20.9 km west of the CBD in the Greater Parramatta & Cumberland, and postcode 2160 is one we are in most weeks. We run Merrylands on a regular route, and same-day attendance is usually available.
A good share of our Merrylands work is in the streets around Merrylands Memorial Park and Merrylands station.
City of Parramatta and Cumberland is the council area for Merrylands, and we treat Merrylands West, Guildford and Guildford West on the same schedule. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
The termite calls we take from Merrylands are mostly older semis with a paved rear courtyard and a sub-floor that no longer dries out. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
All of 2160 falls inside the area we service.
Bookings for 2160 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Merrylands West and Guildford often share the same run, which is how earlier slots come up.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Merrylands houses. Structural timber is the worst outcome, not the only target.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Merrylands house for years before anything shows on the surface.
If you find a mud tube on a Merrylands foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
We are around Merrylands station and the surrounding streets regularly, and we inspect every address in 2160 - including the ones the big franchises will not travel to.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Merrylands purchase.
Termite pressure is not even across Sydney and it is not even across Merrylands either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
NSW licence 5122967, with termite work planned around AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are built into the program so baiting is never left half-finished.

At roughly 20.9 km west of the city, Merrylands is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Terraces and semis that share walls, roof voids and drainage - so we look at what the property adjoins before deciding where product goes.
We do. A lot of our Merrylands work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Merrylands we cover Merrylands West, Guildford, Guildford West and Parramatta on the same runs, so a job that crosses a boundary can be handled in one visit.
