Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Cromer sits, who covers it and what it costs.
Cromer sits about 15.7 km north-east of the CBD in the Northern Beaches, and postcode 2099 is one we are in most weeks. We run Cromer on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Pukara Place Reserve and Dee Why Beach in Cromer, and Dee Why Grand Shopping Centre is close enough to be on the same run.
Under Northern Beaches, we cover Cromer and Wheeler Heights, Dee Why and Collaroy Plateau alike. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Most Cromer bookings come in as apartments where the problem is really in the building rather than the flat. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2099 is covered too, including the pockets around Long Reef Golf Course and James Morgan Reserve.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Cromer house for years before anything shows on the surface.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Cromer sub-floor.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Cromer home than most products.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Cromer house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Cromer treatment.
Termites do not respect boundaries. A neglected yard or a demolition next door in Cromer can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Source first, method second. Spraying the termites in front of you leaves the colony untouched.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

At roughly 15.7 km north-east of the city, Cromer is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep termites going.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Cromer 2099 are all part of what we do, and the paperwork is the kind agents accept.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
We do. Cromer and Wheeler Heights, Dee Why, Collaroy Plateau and Narraweena are all on the same route, which helps if you own more than one property in the area.
