Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

We treat termites right across 2097. Wheeler Heights is roughly 16.6 km north-east of the city, which puts it well inside the Northern Beaches run our technicians work. We run Wheeler Heights on a regular route, and same-day attendance is usually available.
Our Wheeler Heights work takes in the streets by Ambleside Reserve and Dee Why Bowling and Recreation Club, through to Toronto Avenue Reserve at the other end.
Wheeler Heights is in the Northern Beaches area, and we cover Collaroy Plateau, Cromer and Narrabeen on the same runs - handy if you own more than one property or your termite problem has come from next door. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Wheeler Heights jobs tend to be apartments where the problem is really in the building rather than the flat. Let us know which when you ring and we will plan the visit around it.
Our Wheeler Heights runs also take in Collaroy Beach and the area near Augusta Shopping Centre, so the whole postcode is served.
We confirm your slot the day before and arrive at a stated time. Collaroy Plateau and Cromer sit on the same run, so earlier appointments in 2097 come up regularly.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Wheeler Heights treatment.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Wheeler Heights sub-floor.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Wheeler Heights frame for a long time.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Wheeler Heights house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Wheeler Heights house.
If you are anywhere in 2097, or over toward Collaroy Plateau, you are inside the area we cover for inspections and treatment.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.
