Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Double Bay, and how quickly we can get there.
Double Bay is part of the Eastern Suburbs, 3.1 km or so east of the GPO, and 2028 is a postcode we know well. Our technicians are through Double Bay most days, so same-day attendance is usually available.
Around Double Bay we work the pockets near Double Bay Beach, Westfield Bondi Junction and Woollahra Golf Club most often, so the van is rarely far away when a job comes in.
Waverley, Randwick and Woollahra is the council area for Double Bay, and we treat Edgecliff, Darling Point and Woollahra on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Most Double Bay bookings come in as ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
We cover the remainder of 2028 as well, from Edgecliff station through to Guilfoyle Park.
When you book, we confirm the 2028 run the day before and give you an arrival time rather than a window. If we are already out at Edgecliff or Darling Point that morning, we will usually offer you the earlier slot.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Double Bay owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
If you find a mud tube on a Double Bay foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Blistered or rippled paint over a flat surface is worth a second look. In Double Bay homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Double Bay house, that is worth including in the inspection rather than assuming the risk is only in the soil.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Double Bay purchase.
Termites do not respect boundaries. A neglected yard or a demolition next door in Double Bay can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
Apartments near the beach and houses behind them. Either way the sub-floor and the lower level are the parts that matter.
