Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Woollahra, and how quickly we can get there.
Woollahra is part of the Eastern Suburbs, 3.7 km or so south-east of the GPO, and 2025 is a postcode we know well. Our technicians are through Woollahra most days, so same-day attendance is usually available.
The Woollahra addresses we attend cluster around Woollahra Golf Club and Bondi Junction station. Raoul Wallenberg Garden is another part of the suburb we are called to often.
The suburb sits in the Waverley, Randwick and Woollahra area. Bondi Junction, Double Bay and Bellevue Hill are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Woollahra jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
Our Woollahra runs also take in Double Bay Beach and the area near Westfield Bondi Junction, so the whole postcode is served.
The 2025 run is set the day before and you are given an arrival time. Where Bondi Junction and Double Bay fall on the same round, we can usually bring the visit forward.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Woollahra homes accumulated over years in a wall nobody opened.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Woollahra.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Woollahra treatment.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are buying in Woollahra, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Woollahra home.
Termite pressure is not even across Sydney and it is not even across Woollahra either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Same-day attendance is usually available. Woollahra sits roughly 3.7 km south-east of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Woollahra 2025 are all covered, with documentation suitable for an agent or a strata manager.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow one to two hours for a typical Woollahra property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
