What we cover in Eastlakes, and how quickly we can get there.
If you are in Eastlakes or anywhere else in 2018, you are in our Eastern Suburbs patch, 5.9 km south of the CBD. Our technicians are through Eastlakes most days, so same-day attendance is usually available.
Our Eastlakes work takes in the streets by Gunyama Park Aquatic and Recreation Centre and The Australian Golf Club, through to Elalamein Park at the other end.
We work under the Waverley, Randwick and Woollahra area here, and Rosebery, Beaconsfield and Mascot are all on the same route, which matters when termite problems are moving between adjoining properties. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Most Eastlakes bookings come in as apartments where the problem is really in the building rather than the flat. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The whole of 2018 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Rosebery and Beaconsfield are covered on the same round, 2018 often has an earlier slot available.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Eastlakes sub-floor.
Nasutitermes is common in gardens around Eastlakes and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Eastlakes house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Eastern Suburbs has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
If you are buying in Eastlakes, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
If you are anywhere in 2018, or over toward Rosebery, you are inside the area we cover for inspections and treatment.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Same-day attendance is usually available. Our Eastern Suburbs technicians cover Eastlakes daily, and you get a confirmed arrival time when you book.
The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. termites need that damp more than they need food, and here they always have it.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
