Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Mascot, and how quickly we can get there.
Postcode 2020 covers Mascot and the streets immediately around it. At about 6.9 km south of the CBD it falls in the Inner South & City Fringe, where we have vans out daily. Our technicians are through Mascot most days, so same-day attendance is usually available.
The Mascot addresses we attend cluster around Mascot station and Robey Street Reserve. The Lakes Golf Course is another part of the suburb we are called to often.
Under City of Sydney and Bayside, we cover Mascot and Rosebery, Eastlakes and Botany alike. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
The bulk of our Mascot work is apartments and converted blocks where the kitchen backs onto a service riser. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2020 falls inside the area we service.
We confirm your slot the day before and arrive at a stated time. Rosebery and Eastlakes sit on the same run, so earlier appointments in 2020 come up regularly.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Mascot windowsill or in a web, a flight has happened close by - often on your own block.
They eat from the inside out and leave the paint film intact, so a Mascot skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Timber retaining walls, sleepers and old fence posts around Mascot properties are all food. They also hide workings, which is why we look at them specifically.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Mascot house changes the price or the decision - but only if you have it before you sign.
Around Mascot the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Our Inner South & City Fringe technicians cover Mascot daily, and you get a confirmed arrival time when you book.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, termites are a street-level problem rather than a house-level one.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
We do. A lot of our Mascot work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
