Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Emu Plains, and how quickly we can get there.
If you are in Emu Plains or anywhere else in 2750, you are in our Penrith & the Outer West patch, 52.4 km west of the CBD. We travel out to Emu Plains on planned runs through the Penrith & the Outer West, so booking a day ahead gets you the best slot.
Our Emu Plains work takes in the streets by Huntington Reserve and Lennox Village Shopping Centre, through to Penrith Homemaker Centre at the other end.
We work under the Penrith City and Hawkesbury area here, and Leonay, Emu Heights and Regentville are all on the same route, which matters when termite problems are moving between adjoining properties. On larger blocks the outbuildings, sheds and woodpiles are usually where the problem is sitting, so they are part of the inspection.
Around Emu Plains the pattern is fairly consistent: larger blocks where the shed or the woodpile turns out to be the source. Tell us which it is on the phone and we will come prepared for it.
We also work the streets near Emu Plains station and across toward Emu Park - the whole of 2750 is covered.
You get a confirmed time, not a window. We plan the 2750 run the day before, and if Leonay or Emu Heights is on the same round there is often an earlier slot going.
The slab edge is meant to be visible so workings show. In a lot of Emu Plains properties landscaping has buried it, which hands termites an invisible route in.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Emu Plains repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Emu Plains house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Emu Plains backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Emu Plains home.
The Penrith & the Outer West has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Emu Plains and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Emu Plains sits roughly 52.4 km west of the CBD, inside our Penrith & the Outer West run, so we book a time and keep to it.
On larger blocks the house is usually not where it starts. Sheds, woodpiles, feed stores and outbuildings give termites somewhere established to live before they ever reach the house.
Large blocks where the shed, the feed store or the woodpile is as likely to be the problem as the house itself.
We do all of those. A good share of the Emu Plains jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
We cover the whole of Emu Plains, from the streets around Lennox Village Shopping Centre out to the suburb boundary and on into Leonay.
