Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Leonay, and how quickly we can get there.
Postcode 2750 covers Leonay and the streets immediately around it. At about 53.3 km west of the CBD it falls in the Penrith & the Outer West, where we have vans out daily. We travel out to Leonay on planned runs through the Penrith & the Outer West, so booking a day ahead gets you the best slot.
A lot of our Leonay jobs are in the streets around Lapstone station and Glenbrook station, and we are out near Leonay Oval regularly enough that the technician usually knows the access before they arrive.
Leonay is in the Penrith City and Hawkesbury area, and we cover Regentville, Emu Plains and Jamisontown on the same runs - handy if you own more than one property or your termite problem has come from next door. On larger blocks the outbuildings, sheds and woodpiles are usually where the problem is sitting, so they are part of the inspection.
What we see in Leonay is larger blocks where the shed or the woodpile turns out to be the source. Describing it accurately when you book saves a second visit.
Our Leonay runs also take in Childrens Park and the area near Lennox Village Shopping Centre, so the whole postcode is served.
The 2750 run is set the day before and you are given an arrival time. Where Regentville and Emu Plains fall on the same round, we can usually bring the visit forward.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Leonay frame for a long time.
Blistered or rippled paint over a flat surface is worth a second look. In Leonay homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Nasutitermes is common in gardens around Leonay and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Leonay house.
An old stump left in a Leonay backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Leonay. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Leonay sits roughly 53.3 km west of the CBD, inside our Penrith & the Outer West run, so we book a time and keep to it.
There is simply more harbourage on a block this size. Sheds, stacked timber, feed stores and open ground all hold termites populations long before the house is involved.
Rural-residential stock - house plus outbuildings - and both get looked at.
We do. A lot of our Leonay work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
Yes. As well as Leonay we cover Regentville, Emu Plains, Jamisontown and Blaxland on the same runs, so a job that crosses a boundary can be handled in one visit.
