Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

Where Fairfield sits, who covers it and what it costs.
Fairfield is part of the South West Sydney, 23.3 km or so west of the GPO, and 2165 is a postcode we know well. We run Fairfield on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Fairfield station and Crescent Park in Fairfield, and Fairfield Leisure Centre is close enough to be on the same run.
We work under the Liverpool, Fairfield and Cumberland area here, and Yennora, Fairfield Heights and Fairfield East are all on the same route, which matters when termite problems are moving between adjoining properties. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
What we see in Fairfield is newer homes on small blocks where next door has the same problem. Describing it accurately when you book saves a second visit.
We also work the streets near Lennox Reserve and across toward Neeta City Shopping Centre - the whole of 2165 is covered.
We confirm your slot the day before and arrive at a stated time. Yennora and Fairfield Heights sit on the same run, so earlier appointments in 2165 come up regularly.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Fairfield homes accumulated over years in a wall nobody opened.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Fairfield windowsill or in a web, a flight has happened close by - often on your own block.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Fairfield house, that is worth including in the inspection rather than assuming the risk is only in the soil.
We are around Lennox Reserve and the surrounding streets regularly, and we inspect every address in 2165 - including the ones the big franchises will not travel to.
If you are buying in Fairfield, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Source first, method second. Spraying the termites in front of you leaves the colony untouched.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Fairfield. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Fairfield is about 23.3 km west of the CBD in the South West Sydney, and we give you a firm arrival time rather than an all-day window.
Uniform houses on small lots means uniform conditions. Whatever suits termites at your address suits them at the ten around it, so these problems move along a street rather than stopping.
Modern detached homes on compact lots, usually slab on ground, so the perimeter and the entry points do most of the work.
We do. A lot of our Fairfield work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
All of them. Fairfield sits alongside Yennora, Fairfield Heights, Fairfield East and Canley Vale in our coverage, and they are serviced on the same schedule.
