Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

We treat termites right across 2161. Yennora is roughly 22.5 km west of the city, which puts it well inside the Greater Parramatta & Cumberland run our technicians work. We run Yennora on a regular route, and same-day attendance is usually available.
The Yennora addresses we attend cluster around Yennora station and Ace Reserve. Fairfield Leisure Centre is another part of the suburb we are called to often.
City of Parramatta and Cumberland is the council area for Yennora, and we treat Fairfield East, Fairfield and Guildford West on the same schedule. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
What we see in Yennora is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Describing it accurately when you book saves a second visit.
We also work the streets near Neeta City Shopping Centre and across toward Woodville Golf Course - the whole of 2161 is covered.
Bookings for 2161 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Fairfield East and Fairfield often share the same run, which is how earlier slots come up.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Yennora homes accumulated over years in a wall nobody opened.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Yennora repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Blistered or rippled paint over a flat surface is worth a second look. In Yennora homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Yennora home.
Termites will nest inside a living tree. If there is a mature gum close to a Yennora house, that is worth including in the inspection rather than assuming the risk is only in the soil.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Our Greater Parramatta & Cumberland technicians cover Yennora daily, and you get a confirmed arrival time when you book.
These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Yennora 2161 are all covered, with documentation suitable for an agent or a strata manager.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow one to two hours for a typical Yennora property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of Yennora, from the streets around Neeta City Shopping Centre out to the suburb boundary and on into Fairfield East.
