Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Glebe sits about 2.4 km south-west of the CBD in the Sydney CBD & Inner City, and postcode 2037 is one we are in most weeks. Our technicians are through Glebe most days, so same-day attendance is usually available.
If you are near Broadway Shopping Centre, Broadway Shopping Centre or Wentworth Park station, that is ground we cover constantly - it is the busiest part of Glebe for us.
Our runs through Glebe also take in Forest Lodge, Ultimo and Annandale. In a tower the population is usually shared. We treat your unit and tell you plainly if the source is common property, because that is what the building has to act on.
Most Glebe bookings come in as apartments where the problem turns out to be in the riser or the bin room rather than the flat. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
We also work the streets near Pyrmont Bay station and across toward Dr HJ Foley Rest Park - the whole of 2037 is covered.
The 2037 run is set the day before and you are given an arrival time. Where Forest Lodge and Ultimo fall on the same round, we can usually bring the visit forward.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Glebe.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Glebe homes accumulated over years in a wall nobody opened.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Glebe garage are fair game too.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termite pressure is not even across Sydney and it is not even across Glebe either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
If you are anywhere in 2037, or over toward Forest Lodge, you are inside the area we cover for inspections and treatment.
Timber retaining walls, sleepers and old fence posts around Glebe properties are all food. They also hide workings, which is why we look at them specifically.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are built into the program so baiting is never left half-finished.

Same-day attendance is usually available. Glebe sits roughly 2.4 km south-west of the CBD, inside our Sydney CBD & Inner City run, so we book a time and keep to it.
Density is the whole answer. Shared walls, shared risers and shared bins mean termites move between lots freely, which is why single-unit treatments here often do not hold.
High-rise and walk-up blocks, so we scope the building as well as the apartment when the pattern points to common property.
We do. A lot of our Glebe work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Allow one to two hours for a typical Glebe property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We do. Glebe and Forest Lodge, Ultimo, Annandale and Pyrmont are all on the same route, which helps if you own more than one property in the area.
