Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

What we cover in Pyrmont, and how quickly we can get there.
Pyrmont sits about 1.4 km west of the CBD in the Sydney CBD & Inner City, and postcode 2009 is one we are in most weeks. Our technicians are through Pyrmont most days, so same-day attendance is usually available.
Most weeks we are somewhere between Giba Park and Westfield Sydney in Pyrmont, and Broadway Shopping Centre is close enough to be on the same run.
Our runs through Pyrmont also take in Barangaroo, Millers Point and Sydney. Nearly everything here is apartments, so the question is always whether the problem is in your flat or in the building - the risers, the bin room, the wall cavities between lots.
The bulk of our Pyrmont work is apartments where the problem turns out to be in the riser or the bin room rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Beyond that we are regularly around The Star station, and out as far as Pyrmont Bay station. If you are anywhere in 2009, you are inside the area we run.
Your appointment is confirmed the day before with a real arrival time. Because Barangaroo and Millers Point are covered on the same round, 2009 often has an earlier slot available.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Pyrmont houses. Structural timber is the worst outcome, not the only target.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Pyrmont windowsill or in a web, a flight has happened close by - often on your own block.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Pyrmont.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Pyrmont work runs from Westfield Sydney out through the back streets and across to the Barangaroo boundary. Same price, same technicians.
Timber retaining walls, sleepers and old fence posts around Pyrmont properties are all food. They also hide workings, which is why we look at them specifically.
Termites do not respect boundaries. A neglected yard or a demolition next door in Pyrmont can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Source first, method second. Spraying the termites in front of you leaves the colony untouched.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Pyrmont and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Our Sydney CBD & Inner City technicians cover Pyrmont daily, and you get a confirmed arrival time when you book.
Apartment stock concentrates waste and warmth into shared spaces - chutes, bin rooms, plant rooms - and that is what sustains termites here. The flat you live in is usually not the source.
Mostly apartments, so we treat your lot and, where the source is common property, give you something in writing to take to the building manager.
We do all of those. A good share of the Pyrmont jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We do. Pyrmont and Barangaroo, Millers Point, Sydney and Balmain East are all on the same route, which helps if you own more than one property in the area.
