Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Barangaroo sits, who covers it and what it costs.
Our Sydney CBD & Inner City technicians cover Barangaroo and the rest of 2000 as a matter of course - it is only about 0.9 km north-west of the city. Our technicians are through Barangaroo most days, so same-day attendance is usually available.
Our Barangaroo work takes in the streets by Observatory Hill Park and Westfield Sydney, through to Westfield 111 Castlereagh at the other end.
We cover Millers Point, The Rocks and Pyrmont on the same runs as Barangaroo, which helps when termite problems are moving between neighbouring properties. In a tower the population is usually shared. We treat your unit and tell you plainly if the source is common property, because that is what the building has to act on.
The termite calls we take from Barangaroo are mostly flats where the neighbouring lot is the actual source. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Wynyard station and across toward Barangaroo station - the whole of 2000 is covered.
We confirm your slot the day before and arrive at a stated time. Millers Point and The Rocks sit on the same run, so earlier appointments in 2000 come up regularly.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Barangaroo home the only protection that exists is finding them early.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Barangaroo garage are fair game too.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Barangaroo home than most products.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Barangaroo home.
Termite pressure is not even across Sydney and it is not even across Barangaroo either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Barangaroo home for the wrong one wastes the visit.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Barangaroo. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. We are about 0.9 km north-west of the city here, and Barangaroo is covered by the Sydney CBD & Inner City team.
Density is the whole answer. Shared walls, shared risers and shared bins mean termites move between lots freely, which is why single-unit treatments here often do not hold.
It is apartment stock, which means the treatment has to account for risers and bin rooms as well as your own kitchen.
We do all of those. A good share of the Barangaroo jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We cover the whole of Barangaroo, from the streets around Westfield Sydney out to the suburb boundary and on into Millers Point.
