Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Postcode 2000 covers The Rocks and the streets immediately around it. At about 1 km north of the CBD it falls in the Sydney CBD & Inner City, where we have vans out daily. Our technicians are through The Rocks most days, so same-day attendance is usually available.
A lot of our The Rocks jobs are in the streets around First Fleet Park and Observatory Hill Park, and we are out near Westfield Sydney regularly enough that the technician usually knows the access before they arrive.
Dawes Point, Millers Point and Barangaroo are all on the same route as The Rocks. Nearly everything here is apartments, so the question is always whether the problem is in your flat or in the building - the risers, the bin room, the wall cavities between lots.
The Rocks jobs tend to be units in towers where the kitchen backs onto shared services. Let us know which when you ring and we will plan the visit around it.
We also work the streets near Westfield 111 Castlereagh and across toward Circular Quay station - the whole of 2000 is covered.
We confirm your slot the day before and arrive at a stated time. Dawes Point and Millers Point sit on the same run, so earlier appointments in 2000 come up regularly.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a The Rocks garage are fair game too.
They eat from the inside out and leave the paint film intact, so a The Rocks skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a The Rocks house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around The Rocks the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the The Rocks treatment.
Termites will nest inside a living tree. If there is a mature gum close to a The Rocks house, that is worth including in the inspection rather than assuming the risk is only in the soil.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for The Rocks 2000, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. The Rocks sits roughly 1 km north of the CBD, inside our Sydney CBD & Inner City run, so we book a time and keep to it.
Density is the whole answer. Shared walls, shared risers and shared bins mean termites move between lots freely, which is why single-unit treatments here often do not hold.
Nearly all units. That changes the method - gels and baits into cavities rather than anything sprayed across shared surfaces.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in The Rocks 2000 are all covered, with documentation suitable for an agent or a strata manager.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Most termite control jobs in a The Rocks home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We do. The Rocks and Dawes Point, Millers Point, Barangaroo and Sydney are all on the same route, which helps if you own more than one property in the area.
