Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Sydney is part of the Sydney CBD & Inner City, 0.3 km or so south-west of the GPO, and 2000 is a postcode we know well. Our technicians are through Sydney most days, so same-day attendance is usually available.
If you are near Westfield Sydney, Central Park Mall or Town Hall station, that is ground we cover constantly - it is the busiest part of Sydney for us.
Our runs through Sydney also take in Barangaroo, Millers Point and Haymarket. Apartment stock means shared services, so a single-unit treatment holds only if the rest of the building is not feeding it.
What we see in Sydney is apartments where the problem turns out to be in the riser or the bin room rather than the flat. Describing it accurately when you book saves a second visit.
We also work the streets near Gadigal station and across toward Wynyard Park - the whole of 2000 is covered.
You get a confirmed time, not a window. We plan the 2000 run the day before, and if Barangaroo or Millers Point is on the same round there is often an earlier slot going.
They eat from the inside out and leave the paint film intact, so a Sydney skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Sydney home than most products.
If you find a mud tube on a Sydney foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Sydney CBD & Inner City has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Nasutitermes is common in gardens around Sydney and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Termites will nest inside a living tree. If there is a mature gum close to a Sydney house, that is worth including in the inspection rather than assuming the risk is only in the soil.

Source first, method second. Spraying the termites in front of you leaves the colony untouched.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Sydney. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Sydney sits roughly 0.3 km south-west of the CBD, inside our Sydney CBD & Inner City run, so we book a time and keep to it.
What drives it in a high-density pocket is the common property. Risers, bin rooms and wall cavities connect every lot, so termites are never really dealt with one apartment at a time.
It is apartment stock, which means the treatment has to account for risers and bin rooms as well as your own kitchen.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Sydney 2000 are all covered, with documentation suitable for an agent or a strata manager.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Most termite control jobs in a Sydney home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Sydney and Barangaroo, Millers Point, Haymarket and Pyrmont are all on the same route, which helps if you own more than one property in the area.
