Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

If you are in Kearns or anywhere else in 2558, you are in our Macarthur patch, 41 km south-west of the CBD. We travel out to Kearns on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
Our Kearns work takes in the streets by Eagle Vale Marketplace and Gregory Hills Town Centre, through to Prentice Park at the other end.
We work under the Campbelltown and Camden area here, and Eschol Park, Raby and Eagle Vale are all on the same route, which matters when termite problems are moving between adjoining properties. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Around Kearns the pattern is fairly consistent: estate houses with narrow side access and a shared fence line. Tell us which it is on the phone and we will come prepared for it.
We cover the remainder of 2558 as well, from Jemima Jenkins Park through to South Creek Reserve.
The 2558 run is set the day before and you are given an arrival time. Where Eschol Park and Raby fall on the same round, we can usually bring the visit forward.
The slab edge is meant to be visible so workings show. In a lot of Kearns properties landscaping has buried it, which hands termites an invisible route in.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Kearns frame for a long time.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Kearns garage are fair game too.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Kearns house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termite pressure is not even across Sydney and it is not even across Kearns either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Nasutitermes is common in gardens around Kearns and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The program includes its own follow-ups, so baiting is never left part-done.

The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Kearns 2558. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Kearns sits roughly 41 km south-west of the CBD, inside our Macarthur run, so we book a time and keep to it.
Estate housing is tightly spaced and near-identical, which means the conditions that suit termites at one address usually suit the whole street.
Recent estate housing - slab on ground, narrow side passages, young landscaping. The perimeter does most of the work.
We do. A lot of our Kearns work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We cover the whole of Kearns, from the streets around Eagle Vale Marketplace out to the suburb boundary and on into Eschol Park.
