Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Local technicians, fixed prices and a written report for every job in La Perouse.
La Perouse is part of the Eastern Suburbs, 13.5 km or so south of the GPO, and 2036 is a postcode we know well. We run La Perouse on a regular route, and same-day attendance is usually available.
If you are near Cape Banks Aquatic Reserve, Cruwee Cove or Cann Park, that is ground we cover constantly - it is the busiest part of La Perouse for us.
Under Waverley, Randwick and Woollahra, we cover La Perouse and Phillip Bay, Little Bay and Port Botany alike. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
What we see in La Perouse is apartments where the problem is really in the building rather than the flat. Describing it accurately when you book saves a second visit.
Wherever you are in 2036, you are inside the area our technicians cover.
You get a confirmed time, not a window. We plan the 2036 run the day before, and if Phillip Bay or Little Bay is on the same round there is often an earlier slot going.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a La Perouse pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a La Perouse home than most products.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a La Perouse house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Around La Perouse the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Termites do not respect boundaries. A neglected yard or a demolition next door in La Perouse can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in La Perouse and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. La Perouse sits roughly 13.5 km south of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. termites need that damp more than they need food, and here they always have it.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across La Perouse 2036, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow one to two hours for a typical La Perouse property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
Yes. As well as La Perouse we cover Phillip Bay, Little Bay, Port Botany and Chifley on the same runs, so a job that crosses a boundary can be handled in one visit.
