Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Little Bay sits, who covers it and what it costs.
Little Bay is part of the Eastern Suburbs, 12.8 km or so south of the GPO, and 2036 is a postcode we know well. We run Little Bay on a regular route, and same-day attendance is usually available.
If you are near Cruwee Cove, Macartney Reserve or Chifley Sports Reserve, that is ground we cover constantly - it is the busiest part of Little Bay for us.
Waverley, Randwick and Woollahra is the council area for Little Bay, and we treat Phillip Bay, Chifley and La Perouse on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Little Bay jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
The whole of 2036 is covered, Cape Banks Aquatic Reserve included.
The 2036 run is set the day before and you are given an arrival time. Where Phillip Bay and Chifley fall on the same round, we can usually bring the visit forward.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Little Bay owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Nasutitermes is common in gardens around Little Bay and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
If you find a mud tube on a Little Bay foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Little Bay house changes the price or the decision - but only if you have it before you sign.
Our Little Bay work runs from Cape Banks Aquatic Reserve out through the back streets and across to the Phillip Bay boundary. Same price, same technicians.
Termite pressure is not even across Sydney and it is not even across Little Bay either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
NSW licence 5122967. Work on existing buildings is planned against AS 3660.2.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Same-day attendance is usually available. Our Eastern Suburbs technicians cover Little Bay daily, and you get a confirmed arrival time when you book.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
