Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Malabar is part of the Eastern Suburbs, 11.4 km or so south of the GPO, and 2036 is a postcode we know well. We run Malabar on a regular route, and same-day attendance is usually available.
A lot of our Malabar jobs are in the streets around Boulevarde Reserve and Chifley Sports Reserve, and we are out near Malabar Headland National Park regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Waverley, Randwick and Woollahra area. Chifley, Matraville and Little Bay are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
What we see in Malabar is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Describing it accurately when you book saves a second visit.
Our Malabar runs also take in Malabar Beach and the area near South Maroubra Shopping Village, so the whole postcode is served.
You get a confirmed time, not a window. We plan the 2036 run the day before, and if Chifley or Matraville is on the same round there is often an earlier slot going.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Malabar.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Malabar windowsill or in a web, a flight has happened close by - often on your own block.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Malabar home for the wrong one wastes the visit.
If you are anywhere in 2036, or over toward Chifley, you are inside the area we cover for inspections and treatment.
Timber retaining walls, sleepers and old fence posts around Malabar properties are all food. They also hide workings, which is why we look at them specifically.

Source first, method second. Spraying the termites in front of you leaves the colony untouched.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Malabar is about 11.4 km south of the CBD in the Eastern Suburbs, and we give you a firm arrival time rather than an all-day window.
Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Malabar house suit termites nearly all year.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
We do all of those. A good share of the Malabar jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow one to two hours for a typical Malabar property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
We cover the whole of Malabar, from the streets around Malabar Headland National Park out to the suburb boundary and on into Chifley.
