Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Postcode 2040 covers Leichhardt and the streets immediately around it. At about 5.1 km west of the CBD it falls in the Inner West, where we have vans out daily. Our technicians are through Leichhardt most days, so same-day attendance is usually available.
Our Leichhardt work takes in the streets by Fanny Durack Aquatic Centre and Norton Plaza, through to Leichhardt North station at the other end.
Inner West, Burwood, Strathfield and Canada Bay is the council area for Leichhardt, and we treat Stanmore, Lilyfield and Petersham on the same schedule. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Around Leichhardt the pattern is fairly consistent: terraces and semis where the problem has come through a shared wall. Tell us which it is on the phone and we will come prepared for it.
Pine Square Reserve and the remainder of 2040 are on the same run.
You get a confirmed time, not a window. We plan the 2040 run the day before, and if Stanmore or Lilyfield is on the same round there is often an earlier slot going.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Leichhardt owner can do.
Nasutitermes is common in gardens around Leichhardt and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Leichhardt pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Leichhardt house changes the price or the decision - but only if you have it before you sign.
Around Leichhardt the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Termites will nest inside a living tree. If there is a mature gum close to a Leichhardt house, that is worth including in the inspection rather than assuming the risk is only in the soil.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.

Return visits are built into the program so baiting is never left half-finished.

Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Our Inner West technicians cover Leichhardt daily, and you get a confirmed arrival time when you book.
Older inner suburbs combine shared structure with ageing drainage, and termites exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
We do. A lot of our Leichhardt work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical Leichhardt property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Leichhardt and Stanmore, Lilyfield, Petersham and Annandale are all on the same route, which helps if you own more than one property in the area.
