Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

If you are in Lilyfield or anywhere else in 2040, you are in our Inner West patch, 4.2 km west of the CBD. Our technicians are through Lilyfield most days, so same-day attendance is usually available.
Our Lilyfield work takes in the streets by Norton Plaza and Lilyfield station, through to Ryan Street Reserve at the other end.
Under Inner West, Burwood, Strathfield and Canada Bay, we cover Lilyfield and Annandale, Rozelle and Leichhardt alike. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Around Lilyfield the pattern is fairly consistent: terraces and semis where the problem has come through a shared wall. Tell us which it is on the phone and we will come prepared for it.
We also work the area near Leichhardt Oval, and the rest of 2040 with it.
We confirm your slot the day before and arrive at a stated time. Annandale and Rozelle sit on the same run, so earlier appointments in 2040 come up regularly.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Lilyfield.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Lilyfield windowsill or in a web, a flight has happened close by - often on your own block.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Lilyfield home for the wrong one wastes the visit.
Termites do not respect boundaries. A neglected yard or a demolition next door in Lilyfield can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Termites will nest inside a living tree. If there is a mature gum close to a Lilyfield house, that is worth including in the inspection rather than assuming the risk is only in the soil.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Source first, method second. Spraying the termites in front of you leaves the colony untouched.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Lilyfield 2040. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Lilyfield sits roughly 4.2 km west of the CBD, inside our Inner West run, so we book a time and keep to it.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
We do. A lot of our Lilyfield work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
Yes. As well as Lilyfield we cover Annandale, Rozelle, Leichhardt and Forest Lodge on the same runs, so a job that crosses a boundary can be handled in one visit.
