Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Rozelle sits, who covers it and what it costs.
If you are in Rozelle or anywhere else in 2039, you are in our Inner West patch, 3.3 km west of the CBD. Our technicians are through Rozelle most days, so same-day attendance is usually available.
Our Rozelle work takes in the streets by Hannan Reserve and Birkenhead Point Outlet Centre, through to Rozelle Bay station at the other end.
Inner West, Burwood, Strathfield and Canada Bay is the council area for Rozelle, and we treat Balmain, Lilyfield and Birchgrove on the same schedule. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Most Rozelle bookings come in as apartments and converted blocks where the kitchen backs onto a service riser. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The whole of 2039 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Balmain and Lilyfield are covered on the same round, 2039 often has an earlier slot available.
The slab edge is meant to be visible so workings show. In a lot of Rozelle properties landscaping has buried it, which hands termites an invisible route in.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Rozelle frame for a long time.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Rozelle work runs from Birkenhead Point Outlet Centre out through the back streets and across to the Balmain boundary. Same price, same technicians.
Termites will nest inside a living tree. If there is a mature gum close to a Rozelle house, that is worth including in the inspection rather than assuming the risk is only in the soil.
If you are buying in Rozelle, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

At roughly 3.3 km west of the city, Rozelle is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Rozelle 2039 are all part of what we do, and the paperwork is the kind agents accept.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
We do. Rozelle and Balmain, Lilyfield, Birchgrove and Balmain East are all on the same route, which helps if you own more than one property in the area.
