Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Maianbar is part of the Sutherland Shire, 24.3 km or so south of the GPO, and 2230 is a postcode we know well. We run Maianbar on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Maris Park and Kara Karook Street Reserve in Maianbar, and Maian Bar Beach is close enough to be on the same run.
Sutherland Shire is the council area for Maianbar, and we treat Port Hacking, Burraneer and Lilli Pilli on the same schedule. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
The bulk of our Maianbar work is homes on sloping blocks with a sub-floor and bush on the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Every part of 2230 is covered as standard.
The 2230 run is set the day before and you are given an arrival time. Where Port Hacking and Burraneer fall on the same round, we can usually bring the visit forward.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Maianbar houses. Structural timber is the worst outcome, not the only target.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Maianbar home than most products.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Maianbar home for the wrong one wastes the visit.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Maianbar purchase.
We are around Kara Karook Street Reserve and the surrounding streets regularly, and we inspect every address in 2230 - including the ones the big franchises will not travel to.
Termite pressure is not even across Sydney and it is not even across Maianbar either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.

The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Maianbar. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Maianbar sits roughly 24.3 km south of the CBD, inside our Sutherland Shire run, so we book a time and keep to it.
Backing onto bush means constant pressure from outside. termites are already established in the reserve, and the house is simply the next thing they reach.
Homes with sub-floors, roof voids and bush at the boundary - all three get inspected.
We do. A lot of our Maianbar work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
We do. Maianbar and Port Hacking, Burraneer, Lilli Pilli and Dolans Bay are all on the same route, which helps if you own more than one property in the area.
