Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Neutral Bay is part of the Lower North Shore, 4 km or so north of the GPO, and 2089 is a postcode we know well. Our technicians are through Neutral Bay most days, so same-day attendance is usually available.
Most weeks we are somewhere between North Sydney station and Sydney Harbour National Park in Neutral Bay, and Hayes Street Beach is close enough to be on the same run.
This is the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, and our runs here also take in Cremorne Point, Cremorne and Cammeray. The mix here is older houses and converted blocks near the water, where moisture under the floor is usually part of the story.
Around Neutral Bay the pattern is fairly consistent: older homes near the water with a sub-floor that never fully dries. Tell us which it is on the phone and we will come prepared for it.
The rest of 2089 is covered too, including the pockets around Greenwood Plaza and Cammeray Golf Course.
When you book, we confirm the 2089 run the day before and give you an arrival time rather than a window. If we are already out at Cremorne Point or Cremorne that morning, we will usually offer you the earlier slot.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Neutral Bay home than most products.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Neutral Bay sub-floor.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Neutral Bay home for the wrong one wastes the visit.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Neutral Bay backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Termite pressure is not even across Sydney and it is not even across Neutral Bay either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Neutral Bay house.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are built into the program so baiting is never left half-finished.

Same-day attendance is usually available. Our Lower North Shore technicians cover Neutral Bay daily, and you get a confirmed arrival time when you book.
Sub-floor ventilation on these older homes was designed for an open garden, and most of those gardens are now paved or planted out. The damp that leaves behind is what sustains termites.
Older houses and converted blocks, frequently on a slope with a lower level cut into it - which is where we usually start.
We do all of those. A good share of the Neutral Bay jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Most termite control jobs in a Neutral Bay home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
We cover the whole of Neutral Bay, from the streets around Sydney Harbour National Park out to the suburb boundary and on into Cremorne Point.
