Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Cremorne sits, who covers it and what it costs.
We treat termites right across 2090. Cremorne is roughly 5 km north of the city, which puts it well inside the Lower North Shore run our technicians work. Our technicians are through Cremorne most days, so same-day attendance is usually available.
Most weeks we are somewhere between Sydney Harbour National Park and Corner Beach in Cremorne, and Big Bear Village is close enough to be on the same run.
Under North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill, we cover Cremorne and Neutral Bay, Mosman and Cammeray alike. Period homes near the harbour tend to have sub-floors, original timber and gardens running down to the boundary, so the inspection covers well beyond the kitchen.
Cremorne jobs tend to be older homes near the water with a sub-floor that never fully dries. Let us know which when you ring and we will plan the visit around it.
Beyond that we are regularly around Cammeray Golf Course, and out as far as Winnie Street Laneway Reserve. If you are anywhere in 2090, you are inside the area we run.
The 2090 run is set the day before and you are given an arrival time. Where Neutral Bay and Mosman fall on the same round, we can usually bring the visit forward.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Cremorne home the only protection that exists is finding them early.
Swarming season around Cremorne runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Cremorne frame for a long time.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Cremorne house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Around Cremorne the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Termites do not respect boundaries. A neglected yard or a demolition next door in Cremorne can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Cremorne sits roughly 5 km north of the CBD, inside our Lower North Shore run, so we book a time and keep to it.
Much of the housing near the harbour is old, with suspended floors and sub-floors that hold damp. Add mature gardens running to the boundary and termites have both shelter and moisture.
Older houses and converted blocks, frequently on a slope with a lower level cut into it - which is where we usually start.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Cremorne 2090, and we provide the written report agents and strata managers ask for.

In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
We do. Cremorne and Neutral Bay, Mosman, Cammeray and Cremorne Point are all on the same route, which helps if you own more than one property in the area.
