Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where North Epping sits, who covers it and what it costs.
Our Ryde & the Northern District technicians cover North Epping and the rest of 2121 as a matter of course - it is only about 15.5 km north-west of the city. We run North Epping on a regular route, and same-day attendance is usually available.
Around North Epping we work the pockets near Lane Cove National Park, Yarramar Reserve and Epping station most often, so the van is rarely far away when a job comes in.
We cover South Turramurra, Marsfield and Cheltenham on the same runs as North Epping, which helps when termite problems are moving between neighbouring properties. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Most North Epping bookings come in as older semis with a paved rear courtyard and a sub-floor that no longer dries out. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2121 is covered too, including the pockets around Cheltenham station and North Epping Park.
You get a confirmed time, not a window. We plan the 2121 run the day before, and if South Turramurra or Marsfield is on the same round there is often an earlier slot going.
Blistered or rippled paint over a flat surface is worth a second look. In North Epping homes that is frequently workings pushing the paint film up from behind.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in North Epping houses. Structural timber is the worst outcome, not the only target.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a North Epping home the only protection that exists is finding them early.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites do not respect boundaries. A neglected yard or a demolition next door in North Epping can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Pre-purchase is when this matters most. A report naming active termites or past damage in a North Epping house changes the price or the decision - but only if you have it before you sign.
The Ryde & the Northern District has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The program includes its own follow-ups, so baiting is never left part-done.

Terraces and semis share walls, roof voids and sub-floors, so termites move between houses without ever going outside. That is the single biggest factor here.
Joined older housing, often with a paved rear courtyard holding damp against the wall. Both things shape the treatment.
We do all of those. A good share of the North Epping jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
