Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
Termite Control in Epping 2121 — local technicians, fixed prices and a written report. Termite treatment starts from $179 and a full timber pest inspection from $159.

Where Epping sits, who covers it and what it costs.
Postcode 2121 covers Epping and the streets immediately around it. At about 16 km north-west of the CBD it falls in the Ryde & the Northern District, where we have vans out daily. We run Epping on a regular route, and same-day attendance is usually available.
If you are near Epping station, Eastwood station or Boronia Park, that is ground we cover constantly - it is the busiest part of Epping for us.
We cover Eastwood, Cheltenham and Marsfield on the same runs as Epping, which helps when termite problems are moving between neighbouring properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
The termite calls we take from Epping are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Forest Park and across toward Eastwood Shopping Centre - the whole of 2121 is covered.
When you book, we confirm the 2121 run the day before and give you an arrival time rather than a window. If we are already out at Eastwood or Cheltenham that morning, we will usually offer you the earlier slot.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Epping home the only protection that exists is finding them early.
If you find a mud tube on a Epping foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Epping houses. Structural timber is the worst outcome, not the only target.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Timber retaining walls, sleepers and old fence posts around Epping properties are all food. They also hide workings, which is why we look at them specifically.
Termites do not respect boundaries. A neglected yard or a demolition next door in Epping can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
We are around Eastwood Shopping Centre and the surrounding streets regularly, and we inspect every address in 2121 - including the ones the big franchises will not travel to.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Epping 2121, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Epping is about 16 km north-west of the CBD in the Ryde & the Northern District, and we give you a firm arrival time rather than an all-day window.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
We do all of those. A good share of the Epping jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
Yes. As well as Epping we cover Eastwood, Cheltenham, Marsfield and North Epping on the same runs, so a job that crosses a boundary can be handled in one visit.
