Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Local technicians, fixed prices and a written report for every job in Paddington.
Our Eastern Suburbs technicians cover Paddington and the rest of 2021 as a matter of course - it is only about 2.4 km south-east of the city. Our technicians are through Paddington most days, so same-day attendance is usually available.
If you are near Royal Arcade, Edgecliff station or Paddington Reservoir Gardens, that is ground we cover constantly - it is the busiest part of Paddington for us.
We work under the Waverley, Randwick and Woollahra area here, and Edgecliff, Centennial Park and Rushcutters Bay are all on the same route, which matters when termite problems are moving between adjoining properties. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
What we see in Paddington is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
Our Paddington runs also take in Jack Floyd Reserve and the area near Double Bay Beach, so the whole postcode is served.
The 2021 run is set the day before and you are given an arrival time. Where Edgecliff and Centennial Park fall on the same round, we can usually bring the visit forward.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Paddington sub-floor.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Paddington houses. Structural timber is the worst outcome, not the only target.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Paddington homes accumulated over years in a wall nobody opened.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Paddington house.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Paddington home for the wrong one wastes the visit.
Timber retaining walls, sleepers and old fence posts around Paddington properties are all food. They also hide workings, which is why we look at them specifically.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.

Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Paddington 2021 are all part of what we do, and the paperwork is the kind agents accept.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
