Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Centennial Park, and how quickly we can get there.
Centennial Park is part of the Eastern Suburbs, 3.6 km or so south-east of the GPO, and 2021 is a postcode we know well. Our technicians are through Centennial Park most days, so same-day attendance is usually available.
If you are near Bondi Junction station, Centennial Park or Allianz Stadium, that is ground we cover constantly - it is the busiest part of Centennial Park for us.
Waverley, Randwick and Woollahra is the council area for Centennial Park, and we treat Moore Park, Paddington and Woollahra on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
What we see in Centennial Park is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
We also work the streets near Fred Hollows Reserve and across toward Westfield Bondi Junction - the whole of 2021 is covered.
Your appointment is confirmed the day before with a real arrival time. Because Moore Park and Paddington are covered on the same round, 2021 often has an earlier slot available.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Centennial Park frame for a long time.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Centennial Park owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Centennial Park house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Centennial Park home.
Termite pressure is not even across Sydney and it is not even across Centennial Park either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Centennial Park home for the wrong one wastes the visit.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

You get that number up front for Centennial Park 2021, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. We are about 3.6 km south-east of the city here, and Centennial Park is covered by the Eastern Suburbs team.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
We do. A lot of our Centennial Park work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
For a standard Centennial Park home, one to two hours. We would rather tell you it will take longer up front than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Centennial Park and Moore Park, Paddington, Woollahra and Queens Park are all on the same route, which helps if you own more than one property in the area.
