Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

We treat termites right across 2211. Padstow is roughly 18.8 km south-west of the city, which puts it well inside the Canterbury-Bankstown run our technicians work. We run Padstow on a regular route, and same-day attendance is usually available.
A lot of our Padstow jobs are in the streets around Padstow station and Revesby station, and we are out near Playford Park regularly enough that the technician usually knows the access before they arrive.
Padstow is in the Canterbury-Bankstown area, and we cover Revesby, Riverwood and Revesby Heights on the same runs - handy if you own more than one property or your termite problem has come from next door. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Padstow is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Describing it accurately when you book saves a second visit.
The rest of 2211 is covered too, including the pockets around Padstow Park and Revesby Village Centre.
We confirm your slot the day before and arrive at a stated time. Revesby and Riverwood sit on the same run, so earlier appointments in 2211 come up regularly.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Padstow garage are fair game too.
Nasutitermes is common in gardens around Padstow and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Blistered or rippled paint over a flat surface is worth a second look. In Padstow homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Canterbury-Bankstown has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Termites do not respect boundaries. A neglected yard or a demolition next door in Padstow can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
An old stump left in a Padstow backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Padstow 2211, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. We are about 18.8 km south-west of the city here, and Padstow is covered by the Canterbury-Bankstown team.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, termites are a street-level problem rather than a house-level one.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
We do. A lot of our Padstow work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
Yes. As well as Padstow we cover Revesby, Riverwood, Revesby Heights and Peakhurst on the same runs, so a job that crosses a boundary can be handled in one visit.
