Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Sans Souci sits, who covers it and what it costs.
Sans Souci is part of the St George & Bayside, 14.8 km or so south-west of the GPO, and 2219 is a postcode we know well. We run Sans Souci on a regular route, and same-day attendance is usually available.
Around Sans Souci we are most often near Noel Seiffert Reserve and Beverley Park Golf Club.
Georges River and Bayside is the council area for Sans Souci, and we treat Dolls Point, Ramsgate and Sandringham on the same schedule. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Around Sans Souci the pattern is fairly consistent: unit blocks a street or two back from the water, plus the odd beachfront cafe. Tell us which it is on the phone and we will come prepared for it.
The whole of 2219 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Dolls Point and Ramsgate are covered on the same round, 2219 often has an earlier slot available.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Sans Souci repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Sans Souci windowsill or in a web, a flight has happened close by - often on your own block.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are buying in Sans Souci, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
The St George & Bayside has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Our Sans Souci work runs from Beverley Park Golf Club out through the back streets and across to the Dolls Point boundary. Same price, same technicians.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Same-day attendance is usually available. Our St George & Bayside technicians cover Sans Souci daily, and you get a confirmed arrival time when you book.
Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Sans Souci house suit termites nearly all year.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Sans Souci 2219, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
Yes. As well as Sans Souci we cover Dolls Point, Ramsgate, Sandringham and Ramsgate Beach on the same runs, so a job that crosses a boundary can be handled in one visit.
