Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Ramsgate sits, who covers it and what it costs.
Our St George & Bayside technicians cover Ramsgate and the rest of 2217 as a matter of course - it is only about 14.1 km south-west of the city. We run Ramsgate on a regular route, and same-day attendance is usually available.
Around Ramsgate we work the pockets near Jubilee Stadium, Beverley Park Golf Club and Tonbridge Street Reserve most often, so the van is rarely far away when a job comes in.
This is the Georges River and Bayside area, and our runs here also take in Ramsgate Beach, Sans Souci and Beverley Park. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Ramsgate jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
The whole of 2217 is on our regular run.
When you book, we confirm the 2217 run the day before and give you an arrival time rather than a window. If we are already out at Ramsgate Beach or Sans Souci that morning, we will usually offer you the earlier slot.
Nasutitermes is common in gardens around Ramsgate and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Blistered or rippled paint over a flat surface is worth a second look. In Ramsgate homes that is frequently workings pushing the paint film up from behind.
Swarming season around Ramsgate runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Ramsgate home.
Termite pressure is not even across Sydney and it is not even across Ramsgate either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Our Ramsgate work runs from Beverley Park Golf Club out through the back streets and across to the Ramsgate Beach boundary. Same price, same technicians.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Ramsgate 2217. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. We are about 14.1 km south-west of the city here, and Ramsgate is covered by the St George & Bayside team.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do all of those. A good share of the Ramsgate jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We cover the whole of Ramsgate, from the streets around Beverley Park Golf Club out to the suburb boundary and on into Ramsgate Beach.
