Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

Where Waterloo sits, who covers it and what it costs.
We treat termites right across 2017. Waterloo is roughly 3.5 km south of the city, which puts it well inside the Inner South & City Fringe run our technicians work. Our technicians are through Waterloo most days, so same-day attendance is usually available.
If you are near Green Square station, Kensington Reserve or Jack Floyd Reserve, that is ground we cover constantly - it is the busiest part of Waterloo for us.
Waterloo is in the City of Sydney and Bayside area, and we cover Redfern, Zetland and Beaconsfield on the same runs - handy if you own more than one property or your termite problem has come from next door. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Waterloo is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Describing it accurately when you book saves a second visit.
We also work the streets near Park Sydney Village and across toward The Australian Golf Club - the whole of 2017 is covered.
We confirm your slot the day before and arrive at a stated time. Redfern and Zetland sit on the same run, so earlier appointments in 2017 come up regularly.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Waterloo treatment.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Waterloo repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Waterloo house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Waterloo backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Termites do not respect boundaries. A neglected yard or a demolition next door in Waterloo can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Our Waterloo work runs from Jack Floyd Reserve out through the back streets and across to the Redfern boundary. Same price, same technicians.
NSW licence 5122967, with termite work planned around AS 3660.2 for existing buildings.
The method is chosen after we know where the colony is - not by spraying whatever is in sight.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

Same-day attendance is usually available. Waterloo sits roughly 3.5 km south of the CBD, inside our Inner South & City Fringe run, so we book a time and keep to it.
Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Waterloo 2017, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of Waterloo, from the streets around Jack Floyd Reserve out to the suburb boundary and on into Redfern.
