Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Redfern sits, who covers it and what it costs.
Postcode 2016 covers Redfern and the streets immediately around it. At about 2.6 km south of the CBD it falls in the Inner South & City Fringe, where we have vans out daily. Our technicians are through Redfern most days, so same-day attendance is usually available.
The Redfern addresses we attend cluster around Great Buckingham Street Reserve and University Sports & Aquatic Centre. Jack Floyd Reserve is another part of the suburb we are called to often.
We work under the City of Sydney and Bayside area here, and Waterloo, Moore Park and Zetland are all on the same route, which matters when termite problems are moving between adjoining properties. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Redfern jobs tend to be apartments and converted blocks where the kitchen backs onto a service riser. Let us know which when you ring and we will plan the visit around it.
Our Redfern runs also take in Broadway Shopping Centre and the area near Central Grand Concourse station, so the whole postcode is served.
Your appointment is confirmed the day before with a real arrival time. Because Waterloo and Moore Park are covered on the same round, 2016 often has an earlier slot available.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Redfern house means a mature colony nearby.
They eat from the inside out and leave the paint film intact, so a Redfern skirting board can look perfect and sound papery when you tap it. That hollow note is often the first real evidence.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Redfern houses. Structural timber is the worst outcome, not the only target.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Redfern purchase.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Redfern treatment.
We are around Jack Floyd Reserve and the surrounding streets regularly, and we inspect every address in 2016 - including the ones the big franchises will not travel to.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The program includes its own follow-ups, so baiting is never left part-done.

Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Redfern 2016 are all covered, with documentation suitable for an agent or a strata manager.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
