Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Beaconsfield is part of the Inner South & City Fringe, 4.8 km or so south of the GPO, and 2015 is a postcode we know well. Our technicians are through Beaconsfield most days, so same-day attendance is usually available.
Most weeks we are somewhere between Park Sydney Village and The Australian Golf Club in Beaconsfield, and Green Square station is close enough to be on the same run.
This is the City of Sydney and Bayside area, and our runs here also take in Alexandria, Zetland and Rosebery. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Most Beaconsfield bookings come in as apartments and converted blocks where the kitchen backs onto a service riser. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2015 is covered too, including the pockets around Beaconsfield Park and Jack Floyd Reserve.
We confirm your slot the day before and arrive at a stated time. Alexandria and Zetland sit on the same run, so earlier appointments in 2015 come up regularly.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Beaconsfield. We identify before we bait rather than putting down a general-purpose product and hoping.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
The Inner South & City Fringe pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Anywhere in 2015, or over toward Alexandria, is inside the area we treat at the same price.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Beaconsfield and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 4.8 km south of the city here, and Beaconsfield is covered by the Inner South & City Fringe team.
Two things stack up here: shared structure and old drainage. Either one on its own is manageable; together they are why ants in this kind of housing is a street-level problem.
Joined older housing, often with a paved rear courtyard holding damp against the wall. Both things shape the treatment.
We do. A lot of our Beaconsfield work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow one to two hours for a typical Beaconsfield property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
We cover the whole of Beaconsfield, from the streets around Jack Floyd Reserve out to the suburb boundary and on into Alexandria.
