Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Where Zetland sits, who covers it and what it costs.
If you are in Zetland or anywhere else in 2017, you are in our Inner South & City Fringe patch, 4.4 km south of the CBD. Our technicians are through Zetland most days, so same-day attendance is usually available.
Most weeks we are somewhere between Green Square station and Nuffield Park in Zetland, and Jack Floyd Reserve is close enough to be on the same run.
We work under the City of Sydney and Bayside area here, and Kensington, Waterloo and Beaconsfield are all on the same route, which matters when ant problems are moving between adjoining properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Zetland jobs tend to be terraces and semis where the problem has come through a shared wall. Let us know which when you ring and we will plan the visit around it.
The rest of 2017 is covered too, including the pockets around Park Sydney Village and The Australian Golf Club.
When you book, we confirm the 2017 run the day before and give you an arrival time rather than a window. If we are already out at Kensington or Waterloo that morning, we will usually offer you the earlier slot.
What you are looking at is a supply line, not a population. Treat the line and the colony sends another one tomorrow along a slightly different route.
The reason the trail returns to the same spot in a Zetland kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
If your Zetland paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Ants protecting aphids on a Zetland citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Zetland after a storm is almost always this.
Trails are traced to the colony, not just sprayed where you saw them.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Zetland 2017. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Zetland is about 4.4 km south of the CBD in the Inner South & City Fringe, and we give you a firm arrival time rather than an all-day window.
Older inner suburbs combine shared structure with ageing drainage, and ants exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Zetland 2017 are all covered, with documentation suitable for an agent or a strata manager.
